How much is the Security Deposit?

JACK Properties does not charge a Security Deposit. Tenants pay a one-time nonrefundable Maintenance Fee equal to one month’s rent.

What is the Maintenance Fee used for?

The Maintenance Fee is used to help restore the house when you leave. It helps cover cleaning, painting, and other expenses. It does not usually meet all of the requirements to ready the house for the next tenant.

How much do I have to make to qualify for the home?

The house’s monthly rent can only be one-quarter to one-third of your monthly income.

What is considered a credit reference?

Credit references are businesses that can verify that you pay your bills. It is not your friend or relative.

My credit score is not great. How much does that weigh on your decision to let me rent?

Your ability to pay (verified with your employer), good rental history and no recent evictions, rules to vacate or writs of ejectment weigh more than a high credit score.

What do I need to submit with my application?

Submit your last 2 paycheck stubs along with a colored copy of your I.D. and the Application Fee These three things should be submitted for all adults over 18 years of age who will be living in the rental.

How much is the Application Fee?

The Application Fee is $60 in cash or money order and is non-refundable. You must register and attend a group showing before submitting your application or your application will not be accepted.

Is the Application Fee per person?

The $60 Application Fee covers all applicants. It is not per person. The fee is good for a year on any of our rental properties. So, if you were not chosen for a property, you may be considered for another property without paying another application fee within a year.

Are your rentals pet-friendly?

Most homes are NOT pet-friendly unless approved by the owner, which will require a non-refundable pet fee and a $25 monthly fee. Please ask if the home is pet-friendly BEFORE applying.

Do you accept Section 8 vouchers?

We do accept Section 8 vouchers on a house-by-house basis, based on the houses qualities and the owner’s approval.
